How much does end of tenancy cleaning cost in Kent?
An end of tenancy clean in Kent costs from £221 for a studio to £604 for a five-bedroom house on our 2026 price list, set by the number of bedrooms for a property in normal condition. Cost guides put end of tenancy cleaning across London and the South East between £150 and £490, so our whole ladder sits inside that range, a studio just above the bottom of it and five bedrooms under the top.

Products, equipment, travel, the oven and the inside of the windows are all included, and there's no call-out fee. Carpets, upholstery and the fridge or freezer are the add-ons, and they can go on the same visit.
Pricing by size means you can work out the likely bill before you contact anybody. Those figures are what a property in normal condition costs. Where a property has been let go, it takes longer, and that is usually 15 to 25 per cent more. We tell you the number from your photos before we start, never afterwards, and once it's agreed it's the number on the day. We clean the property and we don't take rubbish, furniture or bulky waste away, so anything you're throwing out needs to go before we start.
How do those prices compare with the rest of the market?
Our end of tenancy ladder sits inside the published band from one end to the other. A studio at £221 is a few pounds above the bottom of the £150 to £490 range the cost guides give for London and the South East, and five bedrooms at £604 comes in under the top of it. The 2026 Bark listing for Greenhithe puts local cleaning rates at £17 to £23 an hour, and Checkatrade searches for Dartford average £150 for a domestic clean and £252 for a deep clean. Read those as market context rather than quotes. A published average is a figure per job and it rarely says how big the property was or how long the visit ran. Ours are set by bedroom count, so you can hold them against your own property before you contact anybody.
What changes the price of an end of tenancy clean?
The number of bedrooms sets the price and the add-ons move it. The oven is already inside the price and so are the inside windows, so neither turns up on an extras list. Carpets are £45 a room with a £99 minimum for the visit, and they go on the same booking. A fridge or freezer is £15 each.
- Size sets it. The ladder is set by bedroom count, so a two-bedroom flat in normal condition is £368 for the standard checklist. One that has been let go takes longer, and we price that from your photos before we start.
- Furniture.An empty property is faster to clean because every surface is reachable. That doesn't change the price, only how long we're there. Cleaned empty means empty of your personal belongings, so a furnished let is absolutely fine.
- What an inspection looks for. Check-out inspections go straight to the oven and the carpets. The oven is inside our price and carpets are £45 a room, so neither of them turns up as a surprise on the invoice.
- Limescale. North Kent sits on chalk and the water is hard, so taps and shower screens carry scale that a quick wipe leaves exactly where it is. Descaling is already inside the standard checklist.
- Anything beyond a clean. If a property needs more than one visit to reach the checklist standard, we'll say so before we start.
Is it cheaper to clean the property yourself?
In cash, yes. Doing it yourself costs your time and some products, while a booked clean starts at £221. The trade is what happens if the inspection disagrees with you. Cleaning is the most common cause of deposit deductions and over half of deposit disputes involve it, so the real question is how much deposit is riding on the result.

Do you have to pay for a professional end of tenancy clean?
No. Under the Tenant Fees Act 2019 a landlord or agent cannot require you to pay for professional end of tenancy cleaning, and cannot require you to use a particular cleaner. You're free to do it yourself. People book anyway because cleaning is the most common cause of deposit deductions, and a receipt and a checklist are easier to hold up than a memory of a hard weekend.

What happens if the agent is not happy with the clean?
Tell us within 48 hours and we'll come back and re-clean the affected areas free, at the earliest time you can give us access. All the 48 hours does is set how long you have to get in touch. Four things sit outside the guarantee: pre-existing damage, permanent staining, mould, and anywhere we couldn't get to. Nothing here promises a deposit back, because no cleaner controls that.
