What does an end of tenancy clean cost a letting agent?

Ten percent below the published tenant ladder on every property you instruct us on regularly. A studio is £139, a two bedroom flat is £216 and a five bedroom house is £391. You get an invoice rather than a request for card details at the door, and the terms are fourteen days. The whole ladder is in the table.

We couldn't find another local cleaner publishing an agent rate. Everyone converts what will this cost me per property into fill in this form, which is fine until you're trying to budget a year of voids. So here is ours, in public, where your finance team can read it without speaking to us first.

The published tenant ladder is £155 to £435. This is that ladder less ten percent, for agents and landlords with regular instructions. Invoiced, fourteen days to pay. Whole property, cleaned empty of personal belongings, oven and inside windows included. Furnished lets are fine. We clean the property and we do not take rubbish, furniture or bulky waste away. Products, equipment and travel included, and no call-out fee in any area we cover.

A landlord with one flat and a landlord with eight pay the same figures, because the discount is for the regular instruction rather than for the size of the portfolio. HMOs are priced from the same ladder by the size of the property. Carpets are £40 a room and go in alongside the clean with no separate minimum to meet, which matters when an inventory names them.

We schedule volume work by agreement, so a run of check-outs goes in the diary ahead of the dates instead of being squeezed in on the morning somebody rings. Send the dates you already know, provisional ones included, and we'll tell you what we can hold.

What is a void clean?

Void cleaning is the clean that happens while a property sits empty between tenancies, which is the trade's word for the gap itself. One tenant has gone, the next hasn't arrived, and the place has to be photographed, viewed and handed over inside that window. It's an end of tenancy clean by another name, cleaned to the same checklist and priced from the ladder above.

The void is the bit that costs you money. Rent stops, the photographs have to look like the listing, and a property that shows badly sits empty for another fortnight. So the useful thing a cleaner can do is be predictable: a date agreed in advance, a checklist you've already read, a price you already knew, and photographs of the rooms as we left them.

Keys are the other half of it. A key safe code, a set collected from your office, or someone letting us in and locking up afterwards, all work. Whichever you choose we put it in writing before the first job, and we tell you in advance if the person attending is going to change.

What is included in a void clean?

The whole property against a written room-by-room checklist you get before the first instruction. Inside the oven, inside every cupboard and wardrobe, full descaling of taps, screens and tiles, then joinery, switches, sockets and floors. Inside glass, frames, sills and tracks are in the fixed price too. The checklist is the contract, which is what makes the guarantee mean anything.

    Rubbish, furniture and bulky waste, exterior glass above ground level, redecoration, and anything that is damage rather than dirt.

That waste line is worth saying twice, because it's where a void instruction usually goes wrong. We clean the property, and we don't take rubbish, furniture or bulky waste away. If the last tenant left a sofa and six bags in the hall, the clearance has to happen first or we end up cleaning round it and neither of us is happy with the photographs.

Hard water is the other local one. North Kent sits on chalk, the water is hard, and limescale settles on taps, shower screens and inside kettles and ovens. On a check-out report that reads as a bathroom nobody cleaned, even when somebody scrubbed it the day before. So descaling is a named block on the checklist with its own time on the job.

How does instructing us work?

You send the address, the size and the date, and we send back the ladder figure and the checklist. Nothing is signed and there's no minimum term. After the clean you get photographs and an invoice on fourteen day terms. If the check-out flags something on the checklist, tell us within 48 hours and we re-clean the affected areas free.

  1. Tell us the property and the check-out date. The price comes off the ladder on this page, so there's nothing to negotiate and nothing to wait for.
  2. Agree the checklist once. It covers every property you send us after that, and if your clerk works to a specification of their own, send it and we'll say which lines we cover.
  3. Settle access in writing. Key safe, collected keys or someone meeting us on site, whichever suits your office, and we tell you in advance if the attending cleaner changes.
  4. We clean, then photograph the rooms as we left them, and those photographs come to you with the invoice. That is the evidence you forward when a deposit is disputed.
  5. The invoice is due in fourteen days. It shows the address, the date and the size we priced from, so it reconciles against this page without a phone call.

What the 48-hour re-clean guarantee does not cover

Four things, and they live here beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. A burnt worktop or a carpet that was already gone won't change with a second visit, and we'll tell your clerk that in the same plain words we're telling you.

Everything else on the agreed checklist is covered. Tell us within 48 hours and the re-clean goes in at the earliest time you can give us access. Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.

Do you price new build handovers per plot?

Yes. Each plot is priced from our published after builders ladder by its own size, from £150 for a studio to £370 for a five bedroom house, and the figure is confirmed once we know what the work was. Volume across a development is scheduled by agreement, and commercial terms are quoted per development rather than taken off the agent ladder.

A builders clean and a void clean are different jobs. Construction dust is a fine mineral powder that sits in tracks, vents and sockets and blows straight back out of an ordinary vacuum, so it wants filtered machines, two passes and settling time between them. Do you clean communal areas and blocks?

Communal cleaning is quoted per block after a walk-round, and there's no published rate for it. Two blocks with the same number of flats can take entirely different amounts of time depending on the stairs, the bin store, the lift lobby and how many entrances there are. We'd rather walk it with you and give you a number we'll hold.

Bring the specification if you have one written. If you haven't, the walk-round produces it, listing what happens weekly, what happens monthly and what nobody has been doing at all. Then the quote is against that document rather than against a hopeful guess, and you can hold us to it the same way you hold us to the ladder above.

Which instruction are you making?

Three routes into the same checklist, with different prices and different terms. A tenant booking their own move-out pays the published tenant ladder. An agent or landlord instructing regularly pays ten percent less and gets invoiced. A developer handing over plots is priced from the after builders ladder instead, because the dust is a different job.

How quickly can you turn a property round?

A void clean is a day's work, and the date is agreed rather than promised on demand. A studio or one bedroom takes most of a day for one cleaner, a two or three bedroom most of a day for a pair, and a four or five bedroom a full day. Send the check-out date and we schedule volume work by agreement.

Do you clean to inventory clerk standards?

We clean to a written room-by-room checklist, agreed with you before the first instruction, and that checklist is the contract. If your clerk works to a specification of their own, send it over and we'll tell you plainly which lines we already cover and which ones we don't. Nothing gets agreed by implication.

Who can instruct the clean, the agent or the landlord?

Either, and the ladder is the same for both. An agent instructing on a managed property gets one invoice per job with the address on it. A landlord instructing directly gets exactly the same price and the same checklist. The tenant is a third option, and they pay the published tenant ladder instead.

How does invoicing work?

We invoice the property once the clean is done, and the terms are fourteen days. The invoice carries the address, the date, the size we priced from and the ladder figure, so your accounts can check it against this page without ringing anybody. No deposit, no card details at the door.

Do you take rubbish and furniture out of a void?

No. We clean the property and we don't remove rubbish, furniture or bulky waste, so a flat left full needs clearing before we arrive. Tell us on the form if there's anything in there and we'll say straight away whether the clean is worth booking yet or better held a week.

What happens if the clerk flags something after we have signed off?

Tell us within 48 hours and we'll come back and re-clean the affected areas free. Forward whatever the report says. If it's on the agreed checklist it's ours to put right at the earliest time you can give us access. Pre-existing damage, permanent staining, mould and areas we couldn't reach sit outside that.
