What does a changeover clean include?
The whole property back to the state your listing photos show. Beds stripped and made, bathroom reset, kitchen emptied of whatever the last guest left, floors done, and every touch point wiped. A changeover is a hotel job on a domestic property, so it runs off a fixed list rather than an eye for it.
Beds and linen
Stripped, mattress and pillows checked, fresh linen put on properly with the corners done. The linen wash add-on is £25 if you'd like us to handle it.
Bathroom
Full reset. Descaled screen and taps, toilet, floor, mirrors, fresh towels folded and the used ones taken out.
Kitchen
Fridge emptied of leftovers, dishwasher run and put away, worktops, hob, sink and bin, and the cupboards checked for what guests leave behind.
Living space
Sofa cushions straightened and vacuumed under, surfaces, remote controls, floors, and the small tidying that makes a room photograph well.
Consumables
Coffee, paper, soap and cleaning basics checked and restocked from your cupboard, or bought and billed at cost with the receipt.
Report
Photographs of the finished property on request, plus an immediate message with pictures if anything is damaged or missing.
Not included as standard: machine cleaning of carpets, inside the oven, and any repair work. They're booked separately at published prices, so a turnover stays a turnover and the cost stays predictable.
How much does Airbnb changeover cleaning cost?

A worked example
A one bedroom flat near Ebbsfleet International, turned over with a linen wash, is £50 plus £25, so £75 a changeover. Is a changeover the same as a normal clean?
No. A domestic clean is done for the person who lives there and can forgive a missed shelf. A changeover is done for a stranger who will photograph the shower and score it out of five. The work is faster, more prescribed, and includes linen and consumables that a household clean never touches.

How fast can you turn around a changeover between guests?
A one bedroom flat is around two hours including linen, which fits comfortably inside a standard eleven to three window between checkout and check-in. Same-day back to back bookings work best when we hold a regular slot for you, so tell us the pattern once and we'll build the diary around it.
Do you do linen changes as well?
Beds are stripped and made on every turnover as part of the price. If you'd like the washing handled too, the linen wash add-on is £25 and we take the used set away and bring it back. If you run more than a few stays a month, keep two sets in rotation, which takes the drying time out of the schedule entirely.
Can you work with a lockbox and a remote host?
Yes, and we expect most of this work to be exactly that. A key safe or smart lock code, a written turnover list agreed in advance, and photographs at the end if you want them. You never have to be in the country. We agree access in writing before the first changeover, so nobody is hunting for a code on the day.
Why do short lets work on the Ebbsfleet International corridor?
The Fastrack bus corridor links Greenhithe, Bluewater, Ebbsfleet and Gravesend on one route, with the North Kent rail line and Ebbsfleet International station on the same stretch of river. Everything else on the agreed turnover list is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free, which for a host means before the next guest arrives.
Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here.

Do you send photos after a changeover?
Yes, if you'd like them, and it's worth asking for when you're not local. We photograph the made beds, the bathroom and the kitchen at the end of the turnover so you can see the property is guest ready without driving over. Say so on the quote form and it becomes part of the routine.
What happens if a guest has left damage?
We tell you straight away, with photographs, before we finish the turnover. That gives you the evidence and the time to decide about a claim while the next guest is still hours away. We don't quietly clean around it and we don't decide on your behalf what counts as damage.
Can you restock coffee, paper and toiletries?
Yes. Either you keep a stock cupboard in the property and we work from it, or we buy the consumables and bill them at cost with the receipt attached. What we won't do is add a hidden margin to a bag of coffee pods and describe it as a service fee.
Do you cover same-day back to back bookings?
Where the schedule allows it. Same-day turnovers work best when we have the checkout and check-in times in advance and the property is within our normal run. Tell us the booking pattern on the form and we'll say honestly whether we can hold that slot every week.
