We sell carpets attached to an end of tenancy clean, a deep clean or as a multi-room booking, because the machine costs the same to bring out for one room as for four and that's what keeps £45 a room honest. Products, machine and travel are included and there's no call-out fee. Anything missed is re-cleaned free within 48 hours.
What does carpet and upholstery cleaning include?
A full pass on every room you book: vacuum first, treat the marks that will lift, clean the whole area including the parts either side of the traffic lane, then extract as much moisture back out as the machine will take. Upholstery is the same method on a smaller head, with the fabric checked before anything wet touches it.
Before we start
Fibre and colour-fastness checked in a hidden corner, small furniture moved, and anything we think won't come out flagged to you first.
Pre-treatment
Traffic lanes, spills and pet marks pre-sprayed and given proper dwell time, because the dwell is what does the work.
The clean
Hot water extraction across the whole room, overlapping passes, edges and doorways included.
Drying
Extra dry passes to pull the water back out, so the carpet is damp for a few hours and dry the same day.
Upholstery
Sofas, armchairs and dining chairs, cushions cleaned on both sides, with the fabric code checked before we choose the method.
Afterwards
Furniture put back on protectors where it needs them, and a plain answer about what didn't come out and why.
One thing we won't promise is that every stain goes. Dye, bleach, burns and old pet damage that has reached the underlay are permanent, and a machine won't change that. You'll hear it from us before you pay a penny.

A worked example
A living room and two bedrooms is three rooms at £45, so £148 for the visit. Add a three-seat sofa at £55 and the total is £175. Two rooms comes to £90, which sits under the £99 minimum, so that visit is £99 and you may as well put a mattress with it at £25 and take £129 of actual work for the money. One armchair at £25 sits well under the same minimum, which is why upholstery travels with a visit we're already making rather than out on its own.
Should I book this on its own or with another clean?
Alongside another clean, most of the time. A move-out clean or a deep clean already has us at the property with the van unloaded, so the carpets go in the same appointment and there's no separate minimum to meet. On its own it wants to be a multi-room visit. Carrying a machine, water and an hour of setting up across town for a single room would either lose us money or cost you a silly price for that room, and the £99 minimum is where those two facts meet honestly.

How long does carpet take to dry after cleaning?
A few hours in a room with the windows open, longer in a cold flat in winter or on a thick underlay. You can walk on it in clean socks straight away. Keep furniture off it and shoes away from it until it feels dry to the back of your hand, which is usually the same evening.
Can you remove pet stains from carpet?
Often, and usually the smell matters more than the mark. Fresh accidents come out well. Anything that soaked through to the underlay months ago will keep returning as the carpet dries, because the source is under the carpet rather than in it. We'll treat it, tell you honestly what we expect, and we won't charge you twice for trying again.
Do you clean sofas as well as carpets?
Yes, and the two go together, because a room only looks right when the carpet and the sofa match. Prices are per piece: £25 an armchair or a mattress, £46 a two-seat sofa and £55 a three-seat. We check the fabric label first, and if a cover says dry clean only we'll leave it alone and tell you why.
How often should carpets be cleaned?
Once a year for a family home, twice for one with pets or a hallway that takes the whole household through it. Vacuuming keeps the grit out, and grit is what actually wears a carpet by cutting the fibre. Machine cleaning takes out what vacuuming leaves behind, which is mostly oils and the fine dust that dulls the colour.
Why do carpets take a beating in this corner of Kent?
Ingress Park in Greenhithe is a riverside development of around 1,500 homes at build-out, and Ebbsfleet Garden City is still adding to the estates at Castle Hill, Springhead Park, Ashmere, Alkerden and Whitecliffe. What does the 48-hour re-clean guarantee not cover?
Four things, printed here beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. Bleach marks, burns, dye transfer and old damage that has reached the underlay are permanent. A second visit won't change them, so we won't sell you one.
Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. That 48 hours is your window for spotting something and telling us, and the return visit is booked as soon as you can give us access.
You pay after the visit, once the work is done. Need to move the appointment? Give us a clear day's notice and there's nothing to pay. If we arrive and can't get in, we charge half the visit price, and you're hearing that now rather than on the day.

Do you move furniture before cleaning a carpet?
We move what two people can move safely, so dining chairs, small tables and light freestanding items. Beds, wardrobes and full bookcases stay where they are and we clean up to them. Clear the small stuff off the floor before we arrive and the whole room gets done.
Can you clean rugs as well as fitted carpets?
Yes, in the property, and a rug counts as a room on the price list. We don't take rugs away for off-site treatment. If a rug is silk, antique or has a hessian backing that won't take water, we'll tell you before we start.
Do you clean mattresses?
Yes. A mattress is £25, and it's an add-on inside a visit we're already making rather than a job on its own, because £25 against a £99 minimum makes no sense for either of us. We vacuum mattresses as part of a deep clean anyway. One that has been through a leak or has staining right through the cover is beyond cleaning, and we'll say so.
Is this the same machine an end of tenancy clean uses?
Yes, and it's the reason carpets sit outside the end of tenancy price. A move-out clean vacuums carpets as standard. A machine clean is separate work with separate kit, so it's £45 a room on top, and booking it with the move-out clean means no separate minimum visit and one appointment instead of two.
