End of tenancy cleaning is a fixed price by property size, from £130 for a studio to £370 for a five bedroom house. You've got a date for the keys and a deposit you'd like back whole, so here's the number before anything else. What is included in an end of tenancy clean?
The whole property, room by room, against a checklist you get before we start. Inside and outside every cupboard, inside the oven, all the limescale off taps, screens and tiles, then skirting, doors, frames, switches and sockets, with the floors last. It's cleaned empty, which is why the price is fixed by size. Cleaned empty means empty of your belongings. Furnished lets are fine, and the price doesn't change because the sofa and the bed belong to the landlord.
Kitchen
Oven cleaned inside, hob, extractor filter, splashback, sink and taps descaled, cupboards emptied and wiped inside and out, floor washed right to the edges.
Bathrooms
Shower screen, tiles and grout descaled, bath, basin and toilet cleaned inside and behind, extractor vent dusted, mirrors and chrome polished.
Bedrooms and living rooms
Wardrobes and drawers cleaned inside, shelves, skirting, picture rails, radiators and light fittings dusted, marks taken off paintwork where they'll lift.
Windows and glass
Inside glass, frames, sills and tracks, all inside the fixed price. There's no inside-windows add-on on a move-out clean. Outside glass is done where it's safely reachable from the ground, and anything higher needs a window specialist.
Floors
Carpets vacuumed throughout, hard floors washed, edges and corners done by hand.
Everything else
Doors, frames, handles, switches, sockets, bannisters, bin cleaned and relined, cobwebs off ceilings and corners.
Not included as standard: machine cleaning of carpets, the fridge inside, the freezer inside, exterior windows above ground level, walls that need repainting, and anything that counts as damage. The first three are priced below. The last three want a different trade, and we'll tell you which one.

A worked example
A two bedroom flat is £200. Say the inventory listed carpets in both bedrooms and the living room. Three rooms of carpet at £25 a room is £75, so the job is £275. Add the fridge inside at £15 and the freezer inside at £15 and you're at £305. That's the number on the invoice, and there's nothing else to add on the day.
Can my landlord charge me for cleaning when I move out?
Not in advance, and not by naming a cleaner. Under the Tenant Fees Act 2019 a landlord or agent cannot require you to pay for professional end of tenancy cleaning, and cannot require you to use a particular cleaner. What they can do is deduct from your deposit at the end if the property is returned dirtier than it was when you moved in, minus fair wear and tear.
So you don't have to book us. Here's why plenty of people still do.
Cleaning is still the most common cause of deposit deductions, and over half of deposit disputes involve cleaning. The argument is almost never about whether the tenant cleaned. It's about whether the standard matches the check-in inventory, and that's a judgement call made by someone who inspects properties for a living.
You can absolutely do it yourself, and if your inventory was light and the flat is small, you probably should. What you're buying from us is a checklist written against the way inventory clerks inspect, a whole day handed back to a moving week, and a named deadline for putting anything right. Do I need a professional clean to get my deposit back?
No. You need the property to match the condition recorded at check-in, allowing for fair wear and tear. A professional clean is one way to get there, and in a moving week it buys back the weekend, because the oven, the shower screen and the insides of the kitchen cupboards are where deductions come from.
Do you offer a deposit-back guarantee?
No, and be careful with anyone who does. Nobody cleaning your flat controls what an adjudicator decides about a scratched worktop or a missing curtain. What we can control is our own work, so that's what we guarantee. If we've missed something on the agreed checklist, tell us within 48 hours and we'll come back and re-clean it free.
How long does an end of tenancy clean take?
We plan most of a morning for a studio or a one bedroom flat, most of a day for a three bedroom house, and a full day with more than one cleaner on a four or five bedroom house. The price doesn't change with the hours, so a property in worse condition costs you the same as one in good order. That holds for fixed-price checklist work, which is this ladder and the deep clean ladder, both set by the number of bedrooms. Where time is the price, condition matters. An hourly domestic clean, an office contract or an after builders job priced by the hour takes as long as it takes, so a tired room adds time. What does hard water do to a check-out inspection?
North Kent sits on chalk and the local water is hard. Hard water leaves limescale on taps, shower screens and inside kettles and ovens. On a check-out inspection that reads as a bathroom nobody properly cleaned, even when the tenant scrubbed it the day before. Clerks go straight to the clouded glass and the white ring round the base of the tap.
Scale doesn't come off with a spray and a cloth once a tenancy has built it up. It wants the right acid, real dwell time and a second pass, which is exactly the part people run out of patience for at eleven at night with a van booked for the morning. So descaling is a named line on our checklist with its own block of time. There's a moment near the end of it when the screen goes properly clear and the taps come back to chrome, and that's the bit we do this for. What does the 48-hour re-clean guarantee not cover?
Four things, and they live here beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. If a carpet was already burnt, a worktop already chipped or a wall already needs paint, a re-clean won't change the outcome, and we'll tell you that before you book.
Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. That window is deliberately tight, because it's the one that matters for a check-out inspection. It runs on you telling us, and the re-clean itself is booked at the earliest time you can give us access.
You pay after the visit, once the work is done.
Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.

How much does end of tenancy cleaning cost?
Ours is a fixed ladder by property size: studio 130, one bed 160, two bed 200, three bed 250, four bed 310 and five bed 370. Cost guides put end of tenancy work in London and the South East at £150 to £490, so our ladder starts below that range and tops out inside it. You get your figure before we come.
Do you clean carpets as part of an end of tenancy clean?
Carpets are vacuumed as standard. A machine clean, which is what an inventory clerk means by carpets cleaned, is £30 a room and £25 a room for three or more rooms, with a £60 minimum on any carpet or upholstery visit. Book it at the same time and we'll do the lot in one appointment.
Do I need to be there while you clean?
No. We plan for an empty property, which is the easiest way to do it. Leave us access and we'll work through it room by room. If you can spare ten minutes at the end, walk it with us, because anything you flag on the spot gets sorted on the spot.
How far ahead should I book?
As soon as your move date is fixed, and earlier still if it falls at the end of a month. Put the check-out time on the form and we'll work backwards from it. If the removal van slips a day, tell us and we'll move the slot. Cleaning around your boxes helps nobody.
Can a landlord or agent book this instead of the tenant?
Yes. The price and the checklist are the same whoever books it. A landlord between tenancies may want the property ready to photograph as well as ready to live in, so put the viewing date on the form and we'll work back from that.
What if the agent still finds something after you have been?
Tell us within 48 hours and we'll come back and re-clean the affected areas free. Send us whatever the agent flagged. If it's on the agreed checklist it's ours to put right. If it's damage, permanent staining or mould, we'll say so plainly and we won't take your money for it.
