Dartford move-out cleans
End of tenancy cleaning in Dartford
A move-out clean in Dartford is a fixed price: £130 for a studio, £200 for a two bedroom flat, £370 for a five bedroom house. You have a date, a van and a deposit to get back, so here's the number without a phone call. Cost guides put end of tenancy work in London and the South East at £150 to £490, so our ladder starts below that range and tops out inside it. Oven included, products included, and anything missed is re-cleaned free within 48 hours.
Why publish a price when no local independent we could find does?
Because a move-out clean is the one purchase where you can't afford a surprise. You're already paying a deposit on somewhere else and a van on the same weekend. A number you can check beforehand is worth more than a promise of a competitive quote after you've handed over your phone number.
So the ladder below is the whole offer. It doesn't move because the property is worse than expected, and it doesn't move because you're in a hurry. If we've made a mistake in our own pricing, that's ours to absorb, and it will never be reopened on your moving day.
How much does end of tenancy cleaning cost in Dartford?
From £130 for a studio to £370 for a five bedroom house, fixed by bedroom count. Products, equipment and travel are included and there's no call-out fee. Checkatrade puts the average Dartford domestic clean at £150 and the average deep clean at £252, which is useful context for where this ladder sits.

A worked example
A three bedroom house is £250. Add carpets in three rooms at £25 a room, which is £75, and the job is £325. Add the fridge and freezer inside at £15 each and it's £355. Every one of those figures is on this page, so the total is arithmetic you can do yourself before you send us anything.
What is included in the fixed price?
The whole property, cleaned empty of personal belongings, against a written checklist you get before we start. Furnished lets are fine and the price doesn't change. Inside every cupboard, inside the oven, full descaling, then joinery, glass and floors. The checklist is the contract, which is what makes the guarantee mean anything.
Kitchen
Oven inside, hob, extractor filter, cupboards emptied and wiped inside and out, sink and taps descaled, floor washed to the edges.
Bathrooms
Screen, tiles and grout descaled, bath, basin, toilet inside and behind, extractor vent dusted, chrome polished.
Bedrooms and living rooms
Wardrobes and drawers inside, shelves, skirting, radiators, light fittings, and marks off paintwork where they lift safely.
Windows and glass
Inside glass, frames, sills and the tracks that inventory clerks always run a finger along. All of it is inside the fixed price, with no windows add-on on a move-out clean.
Floors
Carpets vacuumed throughout, hard floors washed, edges and corners done by hand.
Touch points
Doors, frames, handles, switches, sockets, bannisters, bin cleaned and relined, cobwebs off corners.
Can my landlord charge me for cleaning when I move out?
Not in advance, and not by naming a cleaner. Under the Tenant Fees Act 2019 a landlord or agent cannot require you to pay for professional end of tenancy cleaning, and cannot require you to use a particular cleaner. They can deduct from the deposit at the end if the property is returned dirtier than at check-in, minus fair wear and tear.
Nobody has to book us, so here's the honest case
Cleaning is still the most common cause of deposit deductions, and over half of deposit disputes involve cleaning. That's the real reason people buy a clean the law says they don't need. The argument at check-out is almost never about effort. It's about whether the standard matches the check-in record, judged by someone who inspects properties for a living.
If your inventory was light and the flat is small, clean it yourself and keep the £130. If a deduction would cost you more than the clean, a fixed price and a checklist you can forward is the cheaper risk. The rules are set out properly in our guide on whether landlords can charge for cleaning.
Which clean does a Dartford move need?
Keys going back means an end of tenancy clean on an empty property. Keys being picked up means a deep clean, which costs less and covers the same ground for a home you're about to live in. Staying and just needing help means regular visits at £19 an hour.
| End of tenancy | Deep clean | Regular clean | |
|---|---|---|---|
| Price | Studio 130 to 5-bed 370 | 1-bed 140 to 5-bed 320 | £19 an hour, two hour minimum |
| Best for | Handing keys to an agent | Moving into somewhere previously lived in | Holding the standard afterwards |

Why is hard water the real Dartford problem?
North Kent sits on chalk and the local water is hard. Hard water leaves limescale on taps, shower screens and inside kettles and ovens, and it does that whether the property is a new flat or a converted terrace. Check-out inspections in this part of Kent focus on it.
The reason it costs tenants money is that scale doesn't look like dirt. A clerk sees a cloudy screen and a white ring at the base of the tap and writes down that the bathroom wasn't cleaned, which isn't quite what happened. Removing it properly wants the right acid, real dwell time and a second pass. That's a named block on our checklist with its own time on the job, and it's most of what you're actually buying. It's also the best ten minutes of the day, when the screen goes clear and the taps come back to chrome.
Around 17 percent of UK households employ a cleaner, rising to 40 percent of homeowners under 35. A move-out clean can easily be the first cleaning someone has ever paid for, which is the other reason to publish the price rather than quote it privately.

What does the 48-hour re-clean guarantee not cover?
Four things, published beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. If a worktop was already chipped or a carpet already burnt, a second visit changes nothing and we'll tell you that before you book.
Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. Send us whatever the agent flagged and we'll deal with it directly. Those 48 hours are your window for telling us, and the return visit goes in at the earliest time you can give us access.
You pay after the visit, once the work is done.
Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.
What else do people ask about a Dartford move?
How does your price compare with other Dartford cleaners?
No local independent we could find publishes a rate at all, so the honest comparison is against the national benchmarks that are published. Cost guides put end of tenancy work in London and the South East at £150 to £490. Our ladder runs £130 to £370, and all of it is on this page.
Can a letting agent book the clean on my behalf?
Yes, and we expect plenty will. The price, the checklist and the guarantee are the same whoever sends the enquiry. What an agent can't do is require you to use us or any other named cleaner, so if you've been told otherwise, read the Tenant Fees Act section above.
What if the check-out is the same day as the removal van?
Tell us on the form and we'll schedule around it. The property has to be empty for us to do the whole checklist, so the usual order is van in the morning, us in the afternoon, check-out the following day. If that's impossible we'll say what we can realistically finish.
Do you clean the inside of the fridge and freezer?
They're add-ons at £15 each and sit outside the fixed price, because plenty of properties come with no appliances at all. If yours has them, add both for £30 and defrost the freezer the night before so we aren't waiting on ice.
Do you cover the whole of Dartford at the same price?
Yes. Our prices don't change by postcode, and there's no call-out fee and no travel charge. A three bedroom house is £250 whether it's in Dartford, Greenhithe or Gravesend. Where we can't get to a property we'll tell you straight away.
