After builders cleaning starts at £150 for a one bedroom flat. The trades have gone and there's grit on every surface, in every socket and along every window track, which is a different problem from ordinary dirt. Larger jobs are priced by the visit at £22 per cleaner per hour, because build dust depends on the work that was done. We take out fine dust, protective film, paint and plaster splash, then clean the property properly. Anything missed is re-cleaned free within 48 hours.
What does after builders cleaning include?
Two passes rather than one. The first takes out the bulk, the film, the stickers, the plaster splash and the loose dust. The second is the clean itself, once the air has settled and the dust that was in suspension has landed. Skipping the second pass is why a property can look finished on the day and dusty the next morning.
Dust removal
Filtered vacuums on every surface, edge, track and vent, top down, with repeat passes over the same ground.
Film and stickers
Protective film off sanitaryware, worktops, appliances and glass, and adhesive residue taken off with the right solvent for the surface.
Paint and plaster
Splash and specks off glass, tiles, sockets, switches, handles and hardware, scraped where a blade is safe and softened where it isn't.
Kitchen and bathroom
Cupboards cleaned inside and out, oven cleaned inside, sinks, taps, screens and tiles finished, grout hazed off.
Joinery and edges
Skirting, architraves, doors, frames, handles, sockets and switches, plus the window tracks where build dust always collects.
Floors
Vacuumed, then washed, then checked again at the edges once the rest of the property is finished.
Not included: rubble, offcuts, plasterboard and any waste needing a skip or a licence, plus outside windows above ground level and anything requiring access equipment. Machine cleaning of carpets is an add-on at £30 a room, or £25 a room for three or more rooms.

Build dust depends on the trades, the dust protection and how long the site was open, and no bedroom count predicts that. That is why the larger jobs are hourly and why you get the cleaner count and the hours in writing first.
A worked example
A three bedroom house after a kitchen and bathroom refit takes two cleaners about six hours. That's twelve cleaner hours at £22, so £264 for the visit. A one bedroom flat handover is £150 flat. Add carpets in three rooms at £25 a room, £75, and that flat is £225. You get the cleaner count and the hours in writing before the job, so you can do the arithmetic yourself before we start.
Which service do I need?
If a trade has been in the property in the last week, you want this one. If the work finished months ago and the place has simply got grubby, a deep clean is cheaper and does the job. If keys are going back to an agent, that's an end of tenancy clean against an inventory.

Do I need a professional clean after building work?
You need the dust gone before you move furniture in, and that's harder than it looks. Build dust is a fine mineral powder that gets into tracks, vents, sockets and soft furnishings, and a domestic vacuum without the right filter pushes most of it back into the room. If you've the kit and two spare days, do it yourself. Most people would rather have their weekend.
How soon after building work can you clean?
The day after the last trade leaves is ideal, with the heavy waste already gone. Cleaning while drilling or sanding is still happening wastes your money, because the dust in the air lands overnight. If the handover date is fixed and the trades overrun, we can do the main pass and return for the affected rooms at £22 per cleaner per hour.
Can you remove builders dust from a new-build home?
Yes, and a new build has its own list. Protective film on baths and worktops, stickers on glass and appliances, plaster haze on tiles, silicone smears, sawdust in the loft hatch, and a layer of fine dust on every internal ledge. We work top down with filtered vacuums, let the air settle, then go again before we call it finished.
What is a sparkle clean?
It's the trade name for the second pass, the one that happens after the builders clean and just before handover or photography. If you're buying it as a separate visit from us, it's priced at £22 per cleaner per hour like any other return visit. On our own jobs it's included, because a single pass isn't a finished job.
Do you clean new homes in Ebbsfleet Garden City?
Ebbsfleet Garden City had more than 3,500 homes complete as reported in March 2024, and building continues toward up to 15,000 homes by 2035. What does the 48-hour re-clean guarantee not cover?
Four things, published beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. On a building site that last one matters, so we photograph anything we can't reach and tell you before we leave. A scratched worktop or a chipped tile is a snagging item for the builder, and we'll point it out so it goes on the right list.
Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. The 48 hours is the time you have to come back to us, and the re-clean goes in as soon as you can give us access.
You pay after the visit, once the work is done.
Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.

Do you take away the rubble and the packaging?
We take out the dust, the debris and the protective film. Rubble, offcuts, plasterboard and anything needing a skip or a waste licence are beyond us. Ask your builder to clear the heavy waste first and we'll come in behind. If it's still there we'll say so before we start.
Do you clean windows after building work?
Inside glass, frames, sills and tracks are part of the job, and plaster splash comes off the glass with a blade where it's safe to use one. Inside windows on a domestic clean are otherwise a £30 add-on. Outside glass above ground level needs a window specialist with the right access kit.
Can you work around a snagging list?
Yes, and it's usually the sensible order. Let the trades finish snagging, then book us, because one more day of drilling puts the dust straight back. If a handover date won't move, we can clean now and come back for the touch-up areas at the same hourly rate.
How is this different from a deep clean?
Method and machines. A deep clean is about dirt that built up over time. This is about fine mineral dust that sits in every track, vent and edge, and that an ordinary vacuum blows back into the air. It takes filtered vacuums, repeat passes and a lot more cloths.
