Swanscombe move-out cleans

End of tenancy cleaning in Swanscombe

End of tenancy cleaning in Swanscombe is a fixed price by property size, from £130 for a studio to £370 for a five bedroom house. You have a check-out date coming and a deposit riding on it, and this is the number before anything else. Swanscombe and Greenhithe sit in the same parish, so this is our home ground and there's no travel charge on top. Products are included, the oven is included, and anything missed is re-cleaned free within 48 hours.

What is included in a Swanscombe move-out clean?

The whole property, cleaned empty of personal belongings, against a checklist you get before we start. Furnished lets are fine and the price doesn't change. Inside every cupboard, inside the oven, all the limescale off taps, screens and tiles, then skirting, doors, frames, switches and floors. It's the same list we work anywhere, because an inventory clerk here checks the same things as one anywhere else.

  • Kitchen

Oven cleaned inside, hob, extractor filter, cupboards emptied and wiped inside and out, sink and taps descaled, floor washed to the edges.

  • Bathrooms

Screen, tiles and grout descaled, bath, basin and toilet cleaned inside and behind, extractor vent dusted, chrome polished.

  • Bedrooms and living rooms

Wardrobes and drawers cleaned inside, shelves, skirting, radiators, light fittings, marks off paintwork where they lift safely.

  • Windows and floors

Inside glass, frames, sills and tracks, all inside the fixed price. Carpets vacuumed throughout, hard floors washed by hand at the edges.

  • Everything touched

Doors, frames, handles, switches, sockets, bannisters, plus the bin cleaned and relined.

  • The checklist itself

You get it in writing before we start, so you can hand it to an agent or check it yourself at the end.

How much does end of tenancy cleaning cost in Swanscombe?

A fixed price by bedroom count, from £130 to £370. Products, equipment and travel are included, and there's no call-out fee. The figure you get before we come is the figure on the invoice unless you add something to the job yourself.

A worked example

A two bedroom flat is £200. If the inventory names carpets in both bedrooms and the living room, that's three rooms at £25 a room, £75, so the job comes to £275. Add the fridge inside at £15 and the freezer at £15 and it's £305 in total, agreed in writing before the day.

Can my landlord make me pay for professional cleaning?

No. Under the Tenant Fees Act 2019 a landlord or agent cannot require you to pay for professional end of tenancy cleaning, and cannot require you to use a particular cleaner. They can deduct from your deposit if the property comes back dirtier than it was at check-in, allowing for fair wear and tear.

You're not required to book anyone, including us

Cleaning is still the most common cause of deposit deductions, and over half of deposit disputes involve cleaning. That's the honest reason people book a clean they aren't obliged to buy. The dispute is rarely about whether you cleaned. It's about whether the standard matches the check-in record.

If your inventory was light and the flat is small, do it yourself and keep the money. If you're moving on a Friday with a van booked and a job to get to, a fixed price and a written checklist is worth more than the hours. Our guide on whether landlords can charge for cleaning goes through the rules properly.

Which clean does a Swanscombe move need?

Handing keys back means an end of tenancy clean, priced by size and done on an empty property. Moving into somewhere previously lived in means a deep clean. Staying put and just needing help means regular visits at £19 an hour. A move within Swanscombe often needs two of the three, and you can book them on one enquiry.

Why is a Swanscombe move-out clean a local job for us?

Swanscombe and Greenhithe form one civil parish of around 14,128 people at the 2011 census, with Greenhithe itself at around 6,567. It's a small enough patch that a Swanscombe job and a Greenhithe job are the same journey, which is why there's no travel charge on this page. The Fastrack bus corridor and the North Kent rail line run the same way.

The local cleaning problem is the water. North Kent sits on chalk and the water is hard, which leaves limescale on taps, shower screens and inside kettles and ovens. On a check-out inspection that clouded screen reads as a bathroom nobody bothered with, even when it was scrubbed the night before. Scale wants an acid, dwell time and a second pass, which is the exact job people run out of patience for at the end of a move. So descaling is its own line on our checklist, and there's a moment when the screen goes properly clear and the whole bathroom lifts. That's the bit we do this for. Chalkdown is named after the chalk under this parish.

An empty room, which is the state a move-out clean is done in.

What does the 48-hour re-clean guarantee not cover?

Four things, and they live here beside the promise: pre-existing damage, permanent staining, mould, and areas we couldn't get to on the day. A re-clean puts our own work right. It won't repaint a wall or replace a burnt carpet, and we'll tell you that before you book.

Everything else on the agreed checklist is covered. Tell us within 48 hours and we'll come back and re-clean the affected areas free. Forward us whatever the agent flagged and we'll deal with it. You have 48 hours to put it to us, and we book the return visit at the earliest time you can give us access.

You pay after the visit, once the work is done.

Before our first clean, public liability insurance will be in place and every cleaner will have a DBS check. As soon as those certificates exist they'll be published right here, and every written quote includes our insurance certificate and DBS details before you pay anything.

What else do people ask about a Swanscombe move?

Do you charge extra to come to Swanscombe?

No. There's no call-out fee, no travel charge and no postcode surcharge. A three bedroom house in Swanscombe is £250, the same as a three bedroom house anywhere else we cover. We're next door, so charging you for the journey would be hard to justify.

How much notice do you need for a move-out clean?

A week is comfortable and two days is often possible. Ask as early as you can if your check-out falls at the end of a month. If your removal date moves, tell us and we'll move the slot rather than clean around your boxes.

The inventory says carpets must be professionally cleaned. Is that included?

Carpets are vacuumed inside the fixed price. A machine clean, which is what that wording means, is £30 a room or £25 a room for three or more rooms, with a £60 minimum visit. Book it with the clean and we'll do both in one appointment.

Can you clean a property that is still part furnished?

We can, and the price doesn't change, though the result isn't the same. Cleaned empty means empty of your personal belongings, so a furnished let is fine. Anything still in a cupboard is a cupboard we can't clean inside. If the last of the boxes goes the following day, book us for the day after and you get the whole checklist.

Do you work with landlords as well as tenants?

Yes, and the price and checklist are identical whoever books it. A landlord between tenancies may want the property photograph ready as well as clean, so put the viewing date on the form and we'll work backwards from it when we plan the day.
